Challenge: Sunroom Foundation Settlement in Geneva

A homeowner in Geneva, IL contacted us after noticing classic signs of foundation failure in their sunroom addition: cracked drywall, sticking doors, sloped floors, and window frame misalignment. The 4-foot poured concrete foundation had dropped over 3.75 inches on one side, with additional settlement across the opposing wall. These symptoms pointed to severe soil instability and structural compromise.

Further compounding the issue was water mismanagement. The existing gutter system overflowed consistently during storms, while underground plumbing was releasing water near the base of the foundation — especially problematic in freeze-thaw cycles common in the region.

Inspection Findings

Upon excavation and inspection, our team uncovered:

  • Failing below-grade plumbing discharging groundwater near the wall footing
  • Ineffective downspout routing leading to oversaturation around the sunroom slab

Subsurface freeze-thaw movement, likely due to outdated discharge lines running below frost depth

Solution: 13-Pier Eccentric Lift System

Our crew implemented a full perimeter structural lift using Titan-certified eccentric steel piers:

  • Pier Placement: 4 piers along the west wall, 5 on the south, and 4 more at critical stress zones. Each placed ~2 ft from corners and 5–6 ft apart for optimal load distribution.
  • Depths Reached: 17–24 feet deep, driven to stable strata until full refusal
  • Lift Execution: Hydraulic rams applied ~3,000 PSI to stabilize the foundation. Precision-controlled bottle jacks raised the structure incrementally, with continuous laser-level monitoring to avoid torsion stress.

This process restored level and transferred weight from unstable soils to competent load-bearing strata.

Drainage & Structural Corrections

To prevent recurrence of saturation-related movement:

  • We installed a new sump pit and drainage system
  • Rerouted all plumbing above frost line
  • Terminated discharge into a newly excavated dry well ~15 feet from the home

Results

✅ Full structural lift and load transfer completed

✅ Water sources removed and soil stabilization restored

✅ Cosmetic issues like window and door function normalized post-lift

✅ Backed by a 25-year transferable manufacturer warranty

Why This Matters

Foundation problems often start subtly — uneven floors, misaligned doors — and escalate to costly structural repairs. In this case, prior cosmetic fixes (new drywall and windows) failed because the underlying issue wasn’t addressed.

This project shows the importance of early, professional evaluation and the danger of masking symptoms instead of correcting causes.
